UrCovered Construction builds custom homes and barndominiums in middle Tennessee. Custom homes in their market run $500,000 to over $1 million. Barndominiums range from $200,000 to $500,000. Every single lead has to be someone who is actually ready to hire a builder, not someone searching for a barndominium loan, a pre-built metal kit, a floor plan download, or a DIY construction guide.

The barndominium category is one of the fastest-growing segments in residential construction and also one of the noisiest for paid search. 'Barndominium' generates enormous search volume, but the majority of that volume is not buyers. It is researchers, dreamers, people watching YouTube videos about the lifestyle, and people shopping for financing products that Google Ads cannot help with.

Without a disciplined approach to negative keywords and match types, a barndominium campaign burns through budget fast on clicks that will never convert. UrCovered was generating only 15 qualified leads per period and paying $454 per lead, not because custom home buyers did not exist, but because their campaigns were not filtering effectively.

The Strategy

Two Campaigns, Two Audiences, One Buyer Intent Filter

We created a dedicated barndominium campaign separate from the general custom home campaign. Running them together meant the algorithm could not optimize separately for two very different audiences with very different keyword structures. Splitting them gave each campaign its own budget, bidding strategy, and creative direction.

For keywords, we used exact match for full-length high-intent terms and phrase match for root keywords, following a 60-40 to 70-30 ratio between general and specific keywords within each ad group. The barndominium campaign used a hard negative keyword list that excluded every high-volume, low-intent term: 'Morton barn homes,' 'barndominium construction loans,' 'barndominium kits,' 'barndominium floor plans,' and dozens of DIY and financing-related searches.

Ad copy was written to pre-qualify. Sitelinks drove traffic to specific pages (the custom home gallery, the barndominium portfolio, the consultation request form) so every click landed where it was supposed to and visitors who made it through the funnel knew exactly what they were getting into.
